Terms and Conditions
(For rentals of more than
2
months,
please refer here).
1. 50% of total rent is due
at the time of booking. Please note you do not have a booking until we
sent you the confirmation of the booking.
2. Payment can be made with a credit card
(Mastercard or Visa). For companies or organizations
in the Netherlands we can work with a contract and invoice.
The 50% advance payment can unfortunately not be paid by bank
transfer, as we can not verify that the payment has been made until received
in our bank account, so we can not issue a booking confirmation on that
basis.
3. The second 50% is due at time of arrival, in cash, by
credit card, or by bank
wire/transfer. If you pay the second half by bank, please consider that
payment is due on arrival, and international bank transfers may take up to 2
weeks.
4. A security deposit may be required for telephone use (depending on
apartment).
5. A security deposit may be required for damages, and cost for extra
cleaning in case more cleaning is necessary than may be expected after
responsible usage of the apartment. The deposit may be asked in cash, or by
signing a contract authorizing to charge your credit card in case of damage
or extra-ordinary cleaning.
6. Since all apartments are privately owned, and in residential buildings,
guests are asked to respect the property and the neighbours. You are asked
to respect the silence that may be expected after 10 pm in residential
buildings (loud/late partying is unfortunately not permitted).
Please note: having more guests in the property then agreed,
or making noise in the evening or night, will terminate the rent
immediately.
7. Minimum stay is at least three nights (sometimes more: this is mentioned
with the price table at the bottom of each apartment page).
8. Even in case smoking is allowed in a property,
it is not allowed in the bedrooms
(for safety reasons).
9. For apartments where smoking is not allowed, you will be asked to
sign a document that you agree to a E 250 fine if traces of smoking are
found in the apartment.
10.
Sub-letting the property you rented (or giving it in use to other people)
is not allowed.
11. Bookings can be taken until at least 24 hours before arrival. This is
because the apartments do not have a 24 hour reception desk (like hotels),
and we will set up a time with you for check-in. Someone will wait for you
in the apartment to check you in.
Included in the price are:
- All taxes, towels and bed
linen
- internet usage (if broadband cable or ADSL internet is available)
- cleaning before and after your stay (there is no daily cleaning)
- weekly cleaning (bi-weekly in case of discounted prices)
- utilities (water, gas and electricity).
- all amenities in the apartment as mentioned on our pages or in our
correspondence.
The phone connection, if available in the property: please let us (or the host of the property you
booked) know that you would like to use the phone (contact details of your
host are in the
booking confirmation you will receive).
Excluded from the price are:
- actual phone usage
- sometimes there is a small fee for connecting the phone line (where
available), to cover for local phone calls.
- extra cleaning during your stay (for stays of 2 weeks and longer,
weekly or 2-weekly
cleaning is usually included).
Checking in and out
As we are not a hotel, we would appreciate it if you could discuss your
arrival and check-out time with us. Someone will meet you at the apartment
to check you in, give you keys and to check you out when you leave. Our
standard check in time is from 2:00 pm
(3pm for the apartments numbered 1 through 6) and check out time is until 11:00 am
(10.30 am for the apartments numbered 1 through 6).
If the apartment is not occupied the night previous to your arrival, and
depending on staff availability, an
exception to the check-in time may be made.
If you would like to be certain that you can check in early or check out
late, booking an extra night is required.
Cancellation policy
(For all properties, except properties number 1 to 6):
50% refund of deposit if cancellation is made 14 days or more before arrival date.
20% of deposit will be refunded if cancellation is made 7-14 days before
arrival date.
No refund if cancellation is made within 6 days of arrival.

(For properties number 1 to 6):
50% of deposit will be refunded if cancellation is made 30 days or
more before arrival date.
No refund of deposit if cancellation is made within 30 days and 48 hours of
arrival.
Full payment of booking is due if cancelled within 48 hours of the beginning
of your stay or you do not show up.

Partial cancellation:
If you shorten your stay after booking the property, the cancellation policy only applies
to the nights you shorten your stay with. Cancellations
after check-in, or shortening your stay after check-in is not possible, the
full rent for the booked nights is due.
We advise you take out cancellation insurance with your
insurance company, in case you think you may
have to cancel your trip.
Extending your stay
After you booked your stay with us, you can simply extend your stay
(depending on availability) by letting us know. We will adjust the booking
sum and advance payment accordingly, and you will receive a new
confirmation.
Extending your stay after you checked in:
Also after you checked in, you can extend your stay (depending on
availability).
After check-in we can block off extra nights for you, after payment in full
has been received.
You can pay this in cash or with your credit card
(Mastercard or Visa).

All the properties we book for, are privately owned, and the owners do their
best to make your stay as pleasant for you as possible, during the time you
are their guest. We select the properties not only for their qualities and
location, but also for the fact we trust that the owner will be a good host
for you and maintains the property on a good level.
We would appreciate very much if you would share your experiences with us,
after your stay.
For quality assurance reasons, we may send you an e-mail later with
questions about your stay and the reception by your host, (which you are
free to answer or not).
Privacy policy
We never give any information about any of our guests to anyone. Because we
are very serious about this, we ask your understanding for the fact it is
sometimes difficult for us to answer questions by relatives or friends (for
instance about where you are, or how you may be contacted).
Should you wish to deposit contact details of relatives or friends to warn
in case of emergency, just ask us to register these details with us.
Disclaimer
In the event that we cannot provide you with the particular location and
type of apartment that was booked, we will endeavour to let you have another
property that is listed on our website, of similar or superior
characteristics. In these circumstances you will not be required to pay more
than stated in the original booking. In the event that Simply Amsterdam has
to cancel a booking because of reasons beyond our control, a full refund of
the money you paid will be made by us. Simply Amsterdam will not be liable
for further claims by the client.
Simply Amsterdam shall not be liable for any loss or damage suffered as the
result of the use of this website. Simply Amsterdam shall not be liable for
any direct or indirect damages that may arise as a consequence of the use by
the client of the apartment, including without limitation, damages,
insurance, losses because of fires, robbery or criminal behaviour.
