Terms and Conditions for monthly rentals
1. 50% of one month’s rent is due at the time of booking in order to confirm
the reservation.
2. Payment can be made by credit card (Visa/Mastercard).
In case the booking is made by a company located in the
Netherlands, payment can be arranged with a contract and invoice.
3. Balance of 1st month’s rent is due before or upon arrival.
The balance can be paid by bank or by credit card (but also
in cash, if preferred). In case of rentals longer than 2 months, payment of
the rent is per month. Each payment is due before the next month.
To make sure that you have your extension for the next month also, the rent
payment for the following month is due 3 weeks before the start of the next
month.
4. A refundable security deposit of 50% of 1 month’s rent is due on or
before arrival (for houseboat Prinsengracht C this is 1
month's rent). This will be held until termination of tenancy. If the
apartment is left in good order, no outstanding
monies due, damage incurred or extraordinary cleaning necessary, deposit
will be returned at departure.
5. All apartments are in quiet neighborhoods, in residential buildings.
Guests are asked to respect the property and the neighbours. Loud/late
partying is not permitted.
6. Inviting a couple of friends over during your stay is acceptable.
Throwing a party, or hosting an event in the apartment is strictly
prohibited unless specifically agreed upon, in advance.
7. Tenancy may be extended if the apartment is available and
we agree to the extension.
8. Smoking (of any kind) is strictly forbidden inside the
property.
There will be a E 250 fine if traces of smoking are found in the
property
or the outside areas.
9. Sub-letting the property you rented
(or giving it in use to other people)
is not allowed.
10. For extra check-ins (for example, if a property is rented for a month,
but used by 2 different guests/parties for 2 weeks after one another), a fee
of
€50 for check-ins above the first one applies.
Included in the price are:
- all taxes, towels and bed linen;
- internet usage (ADSL internet is available in all apartments);
- bi-weekly cleaning unless otherwise agreed upon.
- utilities (water, gas and electricity, cable television,etc.);
- all amenities in the apartment as mentioned on the website.
Excluded from the price are:
- actual phone usage is charged on a per-call-basis
(if there is a phone in the apartment).
- extra cleaning during your stay (€50.-per cleaning)
Arrival and departure
To be discussed (the standard departure time is 11am, the
standard check-in time 2pm). Entry and departure times depend on whether or not the
apartment has been occupied the night prior to arrival or will be occupied
the day of departure.
If you would like to be certain that you can check in early or check out
late, reserving an extra night is advisable.
Cancellation policy

Full payment of 1 month’s rent is due if cancelled within 4 weeks before
arrival.
- 50% of rental payment (your deposit) is due if cancelled 4-6 weeks before
arrival.
- 25% of rental payment (50% of your deposit) is due if cancelled more than
6 weeks before arrival
Please understand that
most cases of cancellation are made due to personal or family emergencies.
Although we are very sympathetic, the policy does apply to all
in-coming guests. Please do not ask to be exempted from this cancellation
policy.
Partial cancellation:
If you shorten your stay after booking (but before arrival) making the rental period less than 1
month, higher weekly prices will apply.
Once you have arrived, you can terminate the lease with 1
month's notice.
We advise you take out cancellation insurance, if you think you may have to
cancel your trip.
Ending the rental agreement
In case you rent per month, you can end the lease during your stay by
notifying us at least 1 month in advance.
